Forum rules and no-advertising policy

As a participant on this forum, it is your responsibility to know and follow our rules. Please read this message in its entirety.

Board Rules

1. You’re responsible for what you say.
As outlined in Section 230 of the Communications Decency Act, The Chronicle of the Horse and its affiliates, as well Jelsoft Enterprises Ltd., the developers of vBulletin, are not legally responsible for statements made in the forums.

This is a public forum viewed by a wide spectrum of people, so please be mindful of what you say and who might be reading it—details of personal disputes are likely better handled privately. While posters are legally responsible for their statements, the moderators may in their discretion remove or edit posts that violate these rules. Users have the ability to modify or delete their own messages after posting, but administrators generally will not delete posts, threads or accounts upon request.

Outright inflammatory, vulgar, harassing, malicious or otherwise inappropriate statements and criminal charges unsubstantiated by a reputable news source or legal documentation will not be tolerated and will be dealt with at the discretion of the moderators.

Credible threats of suicide will be reported to the police along with identifying user information at our disposal, in addition to referring the user to suicide helpline resources such as 1-800-SUICIDE or 1-800-273-TALK.

2. Conversations in horse-related forums should be horse-related.
The forums are a wonderful source of information and support for members of the horse community. While it’s understandably tempting to share information or search for input on other topics upon which members might have a similar level of knowledge, members must maintain the focus on horses.

3. Keep conversations productive, on topic and civil.
Discussion and disagreement are inevitable and encouraged; personal insults, diatribes and sniping comments are unproductive and unacceptable. Whether a subject is light-hearted or serious, keep posts focused on the current topic and of general interest to other participants of that thread. Utilize the private message feature or personal email where appropriate to address side topics or personal issues not related to the topic at large.

4. No advertising in the discussion forums.
Posts in the discussion forums directly or indirectly advertising horses, jobs, items or services for sale or wanted will be removed at the discretion of the moderators. Use of the private messaging feature or email addresses obtained through users’ profiles for unsolicited advertising is not permitted.

Company representatives may participate in discussions and answer questions about their products or services, or suggest their products on recent threads if they fulfill the criteria of a query. False "testimonials" provided by company affiliates posing as general consumers are not appropriate, and self-promotion of sales, ad campaigns, etc. through the discussion forums is not allowed.

Paid advertising is available on our classifieds site and through the purchase of banner ads. The tightly monitored Giveaways forum permits free listings of genuinely free horses and items available or wanted (on a limited basis). Items offered for trade are not allowed.

Advertising Policy Specifics
When in doubt of whether something you want to post constitutes advertising, please contact a moderator privately in advance for further clarification. Refer to the following points for general guidelines:

Horses – Only general discussion about the buying, leasing, selling and pricing of horses is permitted. If the post contains, or links to, the type of specific information typically found in a sales or wanted ad, and it’s related to a horse for sale, regardless of who’s selling it, it doesn’t belong in the discussion forums.

Stallions – Board members may ask for suggestions on breeding stallion recommendations. Stallion owners may reply to such queries by suggesting their own stallions, only if their horse fits the specific criteria of the original poster. Excessive promotion of a stallion by its owner or related parties is not permitted and will be addressed at the discretion of the moderators.

Services – Members may use the forums to ask for general recommendations of trainers, barns, shippers, farriers, etc., and other members may answer those requests by suggesting themselves or their company, if their services fulfill the specific criteria of the original post. Members may not solicit other members for business if it is not in response to a direct, genuine query.

Products – While members may ask for general opinions and suggestions on equipment, trailers, trucks, etc., they may not list the specific attributes for which they are in the market, as such posts serve as wanted ads.

Event Announcements – Members may post one notification of an upcoming event that may be of interest to fellow members, if the original poster does not benefit financially from the event. Such threads may not be “bumped” excessively. Premium members may post their own notices in the Event Announcements forum.

Charities/Rescues – Announcements for charitable or fundraising events can only be made for 501(c)(3) tax-exempt organizations. Special exceptions may be made, at the moderators’ discretion and direction, for board-related events or fundraising activities in extraordinary circumstances.

Occasional posts regarding horses available for adoption through IRS-registered horse rescue or placement programs are permitted in the appropriate forums, but these threads may be limited at the discretion of the moderators. Individuals may not advertise or make announcements for horses in need of rescue, placement or adoption unless the horse is available through a recognized rescue or placement agency or government-run entity or the thread fits the criteria for and is located in the Giveaways forum.

5. Do not post copyrighted photographs unless you have purchased that photo and have permission to do so.

6. Respect other members.
As members are often passionate about their beliefs and intentions can easily be misinterpreted in this type of environment, try to explore or resolve the inevitable disagreements that arise in the course of threads calmly and rationally.

If you see a post that you feel violates the rules of the board, please click the “alert” button (exclamation point inside of a triangle) in the bottom left corner of the post, which will alert ONLY the moderators to the post in question. They will then take whatever action, or no action, as deemed appropriate for the situation at their discretion. Do not air grievances regarding other posters or the moderators in the discussion forums.

Please be advised that adding another user to your “Ignore” list via your User Control Panel can be a useful tactic, which blocks posts and private messages by members whose commentary you’d rather avoid reading.

7. We have the right to reproduce statements made in the forums.
The Chronicle of the Horse may copy, quote, link to or otherwise reproduce posts, or portions of posts, in print or online for advertising or editorial purposes, if attributed to their original authors, and by posting in this forum, you hereby grant to The Chronicle of the Horse a perpetual, non-exclusive license under copyright and other rights, to do so.

8. We reserve the right to enforce and amend the rules.
The moderators may delete, edit, move or close any post or thread at any time, or refrain from doing any of the foregoing, in their discretion, and may suspend or revoke a user’s membership privileges at any time to maintain adherence to the rules and the general spirit of the forum. A New Equestrian Center in Delaplane, Virginia?

  • I am having to agree that you sound like a developer to me.
    I live in Middleburg.Have lived in the area for 14 years.I work for an Olympic Gold Medalist. My horse lives next door to two other Olympic Gold Medalists. I had a part time roomate this summer that won the Silver medal at the World Championships a few years ago. My point is that this is already the epicenter for top trainers.
    Finding affordable housing and affordable stabling is becoming out of the question because of developers who want to sell my lifestyle (let's see- I get up at 5 am and I work 7 days a week in all weather- sounds like a Ralph Lauren ad to me!) as a way of lining their pockets. If you want to do the equestrian community a favor, build some housing that the people who reallylive this lifestyle can afford.

      As I've cited before, and I'll do again for balance on the subject, the prices are not all driven up by "outsiders" and developers. You cited Olympic riders, well this $3.3 million estate just happens to have Olympic connections too.

      A fairly nice property, but it wouldn't fetch as much money if it wasn't located in Upperville IMHO. Once again it isn't always outsiders pushing up the prices, but the residents as well.

      At $3.3 million I feel pretty much assured few Olympic riders could afford it. So indeed the buyer of this top quality equestrian facility likely will be that Ralph Lauren-esq life person.

        • But why move out to the countryside and pay all that money to live in a subdivision? Shop at Home Depot and WalMart? Isn't the beautiful, rural countryside that is the attraction, the charm of small town life?

          I look around and notice that there is a lack of high density, especially affordable high density, housing being built closer in. Enormous single family homes so close to each other you could hold hands out the window are springing up all around us in Woodbridge at prices in the "starting at $799K" range.

          I wonder where the newly graduated kids will live. Strasburg? Spotsylvania? Once again, the VA budget focus is on transportation and, as in the past, there is a huge support group for widening the highways to allow more cars to commute from farther away.

          Let's just widen Rt 66 past Delaplane on out to 81.

          On a side note, I heard Sterling, VA, pop 65,817 out of Loudoun County's 161,168, referred to as being the location of Bush's recent speech in Small Town America.

          I don't know how current the population statistics are as the site I got that from listed Sterling's median home price at $225K. There are a lot of older townhome communities there but I would bet the data is a bit dated. Still, over 65 thousand people doesn't scream small town to me.

          Used to be some pleasant open land there for riding as well. People need places to live and there will be growth, I realize that. The OP's proposal to place a mega mansion subdivision in one of the rather more remote and unspoiled rural places left makes me and
          "If you would have only one day to live, you should spend at least half of it in the saddle."

          • So let's make sure this atrocity doesn't happen by participating in local government. If you can't be at meetings, write letters. Email. Fax. Call.

            It only takes a few minutes.

            As long as the only houses that are being built are enormous McMansions - people will not be able to work where they live. Many of us on this very board complain about long commutes and how it affects their life.

            Everyone seems to have the same comlaint. Can't stay home and raise the kids because both parents have to work. No jobs that will pay the huge mortgage locally so they have to drive to the city. Can't afford the huge mortgage but there is no choice - McMansions are all that are being built - even townhomes are atrociously expensive.

            Hmmmm....

            The Western Transportation Corridor initiative is still alive and kicking. Say no to it. Keep saying no. Tell Richmond. An outer Beltway around DC is NOT going to help traffic.

            And join the PEC, American Farmland Trust, and other national and local conservation groups.

            People do need a place to live. But they also need a life. McMansions and traffic don't allow people to have a decent life. They're trapped.

            • Why is land and houses so expensive??? Simple - the law of supply and demand - there is an insufficient number of building lots for the demand - so the price of the raw land has skyrocketed - a developer buys the land and the locality nickle and dimes them down to building a number of lots that is much below the by-right density of the land. Now the price per lot is extremely high so the developer must build a house on that land that will make a profit. Hence the "McMansions". As long as the mortgage companies continue to be "creative" in their financing people will be buying these houses.

              The people that move out here think they are moving to the country - they now have an acre lot for their kids to play on where before they didn't. They come out here and realize their kids don't have the same amenities they had where they lived before so they lobby until they get their ball fields, etc. Then they realize that where they are now is a lot like where they left so they move further out. It's a vicious cycle and how do you fix it?

              • Spotsylvania is only affordable when you compare it to DC. I was shocked to see a subdivision offering houses starting at $400,000. I know of 2 nice horse properties at 1.2 million and 875K. Louisa County is more affordable, but it's NOT a place to educate children. Commuting to DC is a long haul but the VRE is getting more and more popular.
                And you can find property and build a nice SMALLER home.

                • THE VRE (like the MARC) is not a viable option for many (if not most) people who work in DC as the last train out of DC leaves at 7 pm, meaning that unless youwork at Union Station you have to leave the office by 6:15, or you are SOL.

                  Personally I think if people were serious about addressing the traffic issues they would at least look into extending the train hours some.

                  • I am also of the opinion that there are pieces of Virginia, Delaplane among them, that are truly hallowed ground and should be protected from the sprawl that has eaten up Manassas and Leesburg and other equally historic spots.

                    • I think the key is the roads....build them and THEY will come. Point in case is the Greenway. Loudoun became doomed when they built that big artery right into the heart of the county. Look at the explosion along it's route and at it's destination - Leesburg.
                      I'm a fatalist I guess; I think it's all inevitable somehow......population explosion like we used to warn about in the '60's!! Just hope it doesn't happen in my backyard until I'm too old to ride/own horses then I won't care anymore. I'm depressed!! I've been in 2 hunts that have been closed out due to development. I give up!!

                      • I agree, Waterglen, about the road issue. Heck, you wanna stop sprawl in its tracks? UN-pave I66 and US 29. UN-4lane Route 211. ADD potholes and roadkill on US 50. That'll keep those city folks in the CITY.
                        That, and less babies. How 'bout that zero population growth?? Sorta doubt it -- I drove from Flint Hill to Warrenton the other evening - Thursday at 6 pm. The roads between those places are RU-RAL. Very. Musta passed 50 (FIFTY) cars heading 'home' (the other way, west or north from W'ton.) I don't travel that time of day too often - it was eye-popping. I don't know where they were going (perhaps all to a party I wasn't invited to? A funeral??) but it bodes ill for horse country. Very ill. Hate the idea of Delaplane Eq. Center.

                        • Toll Roads - I've always thought we should put a toll booth up at 29 & 215 - if you want to enter Fauquier you have to pay to see it!! Tolls on 29, 17 & 66 would hinder people from coming or encourage them to ride share - think of all the road money that could be generated to upgrade roads from that revenue.

                          • Oh, and don't forget, everybody, who funded the Dulles Greenway. Included among the $$ were many of the biggest PEC supporters, my publisher (Nick Arundel), George Ohrstrom's sister Maggie Bryant, and others I can't recall. When it opened there was a big public open house where they had a trail ride down the road, hikers etc. It was heralded as 'just what horse country needs' ... WHAT WERE THEY THINKING???????? I havne't heard any of those original builders-funders saying a word about what they allowed to happen as a result. Hate to point fingesr, but ...

                            • HR - it's another example of developers getting what it wants by empty promises.

                              Remember Oak Ridge on Route 28 in Bristow? The stables and show facility? The developer said it would be an "equestrian facility" on 10 acre lots, the indoor and barns would be there for residents, and there would be trails. That's even what the fancy sign said out front.

                              Now it's a sea of townhouses. I don't know how they got the zoning changed - but it was sneaky.

                              And it's right on the border of Fauquier County.

                              So much for Prince William County's rural cresent.

                              And how about the impending Chattins Run right in Fauquier County? It's almost 1000 acres of prime agricultural soil, zoned agricultural but the covenants FORBID farming. 100+ acre lots and farming is prohibited - with two exceptions. You can make hay, and you can have a couple of horses. That's it. But the covenants even say how high the grass can grow before you have to cut it - so it's not hay - it's an abuse of the land use valuation so that the landowner can pay less taxes on their mansion. Meanwhile - real farmers are getting pushed out of the county by taxes and development!!

                              And this is happening in Fauquier County right now.

                                No, the key is zoning. I lived in Great Falls when the Citizens association got Georgetown Pike declared a scenic byway. The area was developed anyway. When we left 15 years ago GP was a nightmare that couldn't be improved.

                                  So much for Prince William County's rural cresent. </div></BLOCKQUOTE> While I am as unhappy as anyone about the replacement of Walnut Hill/Arrowhead/Cinnamon Oaks/Oak Ridge with houses (I drive past it twice a day, and live witin 3 miles of it), I have to set the record straight.

                                  I NEVER saw a "sign out front" promising "an equestrian facility on 10 acre lots".

                                  The developers NEVER promoted it as an Equestrian faciltiy. They never said that they would be preserving the indoor and the barns. We all knew from when the Rectors et al first bought it from the bank (which was when it became Oak Ridge)that the indoor and the barns would be torn down when they developed it.

                                  They never said it would be 10 acre lots.

                                  It is right on the edge of the rural crescent, but was never IN the rural crescent.

                                  What they DID say is the they will be preserving a significant portion of the land as open space. I have not yet figured out WHICH part that is, but it isn't all built yet.

                                  It isn't "a sea of townhouses". It is a sea of big single family houses, with a few islands of townhouses.

                                  There was nothing "sneaky" about the zoning. There were well publicized public hearings. But it was already outside the rural crescent, and quite frankly, they could have done it a lot worse without needing zoning changes.

                                  There HAVE been a bunch of "sneaky" zoning changes in Prince William County. But this one, while unfortunate/undesirable, was above board.

                                    J Swan - I know the developer of Chattins Run and know for a fact that the covenants are not complete and to state that farming is prohibited at this point is merely rumor. As for land use tax, the county has allowed the abuse because they don't police it - anybody with 20+ acres of land can sign an affidavit saying they have X number of cows or sow X acres of hay even if they don't and get the break. It's not just abused by "McMansion" owners as you think.
