Forum rules and no-advertising policy

As a participant on this forum, it is your responsibility to know and follow our rules. Please read this message in its entirety.

Board Rules

1. You’re responsible for what you say.
As outlined in Section 230 of the Communications Decency Act, The Chronicle of the Horse and its affiliates, as well Jelsoft Enterprises Ltd., the developers of vBulletin, are not legally responsible for statements made in the forums.

This is a public forum viewed by a wide spectrum of people, so please be mindful of what you say and who might be reading it—details of personal disputes are likely better handled privately. While posters are legally responsible for their statements, the moderators may in their discretion remove or edit posts that violate these rules. Users have the ability to modify or delete their own messages after posting, but administrators generally will not delete posts, threads or accounts upon request.

Outright inflammatory, vulgar, harassing, malicious or otherwise inappropriate statements and criminal charges unsubstantiated by a reputable news source or legal documentation will not be tolerated and will be dealt with at the discretion of the moderators.

2. Conversations in horse-related forums should be horse-related.
The forums are a wonderful source of information and support for members of the horse community. While it’s understandably tempting to share information or search for input on other topics upon which members might have a similar level of knowledge, members must maintain the focus on horses.

3. Keep conversations productive, on topic and civil.
Discussion and disagreement are inevitable and encouraged; personal insults, diatribes and sniping comments are unproductive and unacceptable. Whether a subject is light-hearted or serious, keep posts focused on the current topic and of general interest to other participants of that thread. Utilize the private message feature or personal email where appropriate to address side topics or personal issues not related to the topic at large.

4. No advertising in the discussion forums.
Posts in the discussion forums directly or indirectly advertising horses, jobs, items or services for sale or wanted will be removed at the discretion of the moderators. Use of the private messaging feature or email addresses obtained through users’ profiles for unsolicited advertising is not permitted.

Company representatives may participate in discussions and answer questions about their products or services, or suggest their products on recent threads if they fulfill the criteria of a query. False "testimonials" provided by company affiliates posing as general consumers are not appropriate, and self-promotion of sales, ad campaigns, etc. through the discussion forums is not allowed.

Paid advertising is available on our classifieds site and through the purchase of banner ads. The tightly monitored Giveaways forum permits free listings of genuinely free horses and items available or wanted (on a limited basis). Items offered for trade are not allowed.

Advertising Policy Specifics
When in doubt of whether something you want to post constitutes advertising, please contact a moderator privately in advance for further clarification. Refer to the following points for general guidelines:

Horses – Only general discussion about the buying, leasing, selling and pricing of horses is permitted. If the post contains, or links to, the type of specific information typically found in a sales or wanted ad, and it’s related to a horse for sale, regardless of who’s selling it, it doesn’t belong in the discussion forums.

Stallions – Board members may ask for suggestions on breeding stallion recommendations. Stallion owners may reply to such queries by suggesting their own stallions, only if their horse fits the specific criteria of the original poster. Excessive promotion of a stallion by its owner or related parties is not permitted and will be addressed at the discretion of the moderators.

Services – Members may use the forums to ask for general recommendations of trainers, barns, shippers, farriers, etc., and other members may answer those requests by suggesting themselves or their company, if their services fulfill the specific criteria of the original post. Members may not solicit other members for business if it is not in response to a direct, genuine query.

Products – While members may ask for general opinions and suggestions on equipment, trailers, trucks, etc., they may not list the specific attributes for which they are in the market, as such posts serve as wanted ads.

Event Announcements – Members may post one notification of an upcoming event that may be of interest to fellow members, if the original poster does not benefit financially from the event. Such threads may not be “bumped” excessively. Premium members may post their own notices in the Event Announcements forum.

Charities/Rescues – Announcements for charitable or fundraising events can only be made for 501(c)(3) tax-exempt organizations. Special exceptions may be made, at the moderators’ discretion and direction, for board-related events or fundraising activities in extraordinary circumstances.

Occasional posts regarding horses available for adoption through IRS-registered horse rescue or placement programs are permitted in the appropriate forums, but these threads may be limited at the discretion of the moderators. Individuals may not advertise or make announcements for horses in need of rescue, placement or adoption unless the horse is available through a recognized rescue or placement agency or government-run entity or the thread fits the criteria for and is located in the Giveaways forum.

5. Do not post copyrighted photographs unless you have purchased that photo and have permission to do so.

6. Respect other members.
As members are often passionate about their beliefs and intentions can easily be misinterpreted in this type of environment, try to explore or resolve the inevitable disagreements that arise in the course of threads calmly and rationally.

If you see a post that you feel violates the rules of the board, please click the “alert” button (exclamation point inside of a triangle) in the bottom left corner of the post, which will alert ONLY the moderators to the post in question. They will then take whatever action, or no action, as deemed appropriate for the situation at their discretion. Do not air grievances regarding other posters or the moderators in the discussion forums.

Please be advised that adding another user to your “Ignore” list via your User Control Panel can be a useful tactic, which blocks posts and private messages by members whose commentary you’d rather avoid reading.

7. We have the right to reproduce statements made in the forums.
The Chronicle of the Horse may copy, quote, link to or otherwise reproduce posts, or portions of posts, in print or online for advertising or editorial purposes, if attributed to their original authors, and by posting in this forum, you hereby grant to The Chronicle of the Horse a perpetual, non-exclusive license under copyright and other rights, to do so.

8. We reserve the right to enforce and amend the rules.
The moderators may delete, edit, move or close any post or thread at any time, or refrain from doing any of the foregoing, in their discretion, and may suspend or revoke a user’s membership privileges at any time to maintain adherence to the rules and the general spirit of the forum. These rules may be amended at any time to address the current needs of the board.

    I am surrounded by farms for sale in Kentucky, and I'm in the heart of horse country. Everything from a few acres to hundreds. I have two friends trying to sell, too -- one had to move and is stuck There are some really good deals out there.

        You're not kidding Bacchus!

        Different area, but I've had my farm up for sale for over a year now with ZERO lookers. We're at rock bottom price now (well below what it would cost to buy the land and build the house alone), but there just isn't a horse farm market at the moment. We're in the same boat as your friends in that we have to move, but we're stuck. My boss recently told me that we have to move by July 1st or I get to find a new job. So much for compassion about the situation! We've even gone the route of offering owner financing and now have it up for lease...ugh. T-minus 2 months and counting.....

        That is a nice farm, though, and it's a shame they don't have pricing on it!

          I found it on realtor.com - it's listed at $349,900.
          I would like to think I will die an heroic death...

          But it's more likely I'll trip over my dog and choke on a spoonful of frosting.

            Looks overpriced to me for the area. It's an hour SE of Lexington and not off an interstate. Good luck getting an equine vet out.

            I'm sure it's pretty there, though. I've only been to Harrodsburg and Danville (about 15 minutes away).

            I looked at the pictures. Looks like a relatively nice house, but they painted the kitchen that awful UK blue that someone painted our MBR and bath. Kitchen not updated, good luck with that price.

              Example: $369,000 in Georgetown (close to HorsePark, vets, etc), 25 acres, updated kitchen (although I don't understand why people buy white appliances when everyone wants stainless), 40 x 60 Amish built barn....

              Really pretty house, brick. There's more. A lot more.

              And I really do wonder about the motivation of the poster.

                Laura, I want that patricks whatever its name is farm in KY. The ad keeps running in the chronicle mag. And it's reduced! Like 1/2 price. Oh wait, my lotto ticket isn't a winner.

                The idea of a 1/2 mile INDOOR track is so cool.

                    Actually horse farms are not the easiest to sell in the first place, and I don't think it matters where you are located. I just love to read the real estate section of our Saturday paper when the advise givers are always saying if a place isn't selling or being looked at you have to lower the price.

                    A horse farm will appeal to maybe one in 10,000 buyers and probably only 1 in 100,000 can afford it anyway.

                      We had a month to move from the Kansas City area to Connecticut...We had a small, but updated home on 20 acres with the works for horses (perfect fences, 150x250 outdoor with stadium lights, 8 stall barn, turnouts galore and actual pasture). We put it up for sale at the same price we paid (and we did a ton of work to the place - updates, etc) and didn't have one looker. We LOWERED the price to significantly lower than we paid...still no lookers. We were panic-stricken. A week before we had to move our vet bought it at a crazy low price. I know the economy sucks for everyone, but my gosh did we ever take a bath on that place...and don't get me started on CT real estate!!!

                      I feel for everyone with a horse property to sell, but I can tell you that my realtor really didn't get it. With a horse property it really isn't about lowering the price as much as finding a buyer. Our vet probably would have bought it for more than she did, but we had already lowered the price at our realtors prompting. I can't tell you how important it is to let your vet, farrier, trainer, etc know that your place is for sale and you really need to sell. Also, don't be above posting flyers at horse venues in your area. I think niche, out-of-the-box style marketing works well for horse properties. Best of luck in selling your homes and finding new places. I KNOW how hard it can be.

                        When we built our barns we built them as dual purpose buildings...a horse barn or easily converted in garage.

                        A few years ago when we had an appraisal done they ran the barns both way... as a garage they came being worth three times that of a barn... reason given was the same as above...most buyers are not looking for a horse property

                          Well, since LauraKY questioned my motivation, I'm happy to answer that question. I want more sport horse people living near me!! (as opposed to all the QH and TWH horse people in the area.) More people to be friends with who understand about dressage. Since I had no idea the price and haven't seen the place, I won't comment on that. For the record, I have and love my little 12 acre place and you couldn't dynamite me off of it. Well, I'm off to my own farm now to feed my two dressage horses.

                            I liked the barn and the fencing. The house did absolutely nothing for me, I thought it was totally characterless. You'd be able to buy something nicer than that around my area in TX for that sort of money....however, you'd have to want to come to Tx and deal with the snakes, scorpions, hideous heat......... actually scratch all that - I'll sell this place to anyone who wants to come!

                              We've had our horse farm on and off the market for the last 4 years. Historical home, new 12 stall stable with all the amenities, 7 stall "motel", new foaling barn, new horse safe fences, the list goes on. FSBO and/or a leading broker. NADA!!! A few casual lookers - people wanting ideas on how to build THEIR barn!, folks with NO credit wanting to lease/owner purchase (Ain't gonna happen) and some cattle ranchers who wish the horse facilites weren't there and don't want to pay extra for them!! Not one offer...or serious interest and we have dropped the price over $200k!!! If you are in the horse business/breeding and build your facility for your own use and pleasure are you supposed to burn it down so it will appeal to non-horse people?? Makes me crazy!! I love this farm...just hate the cold and wind here! Why is it that anything you "want" is a fortune and anything you "have" is worth sh**???

                                I completely understand. We're far enough south from Lexington that it's mostly TW and QH (even though I have a QH, but he's a dressage (3rd level), eventing, polo pony all around. A few dressage farms and some TB farms. We have a great vet and farrier, but they don't have a lot of clients here. Farrier comes just for me and one other (my small animal vet has dressage horses).

                                Holly Jeanne, do you have any trouble getting the big guys (R&R, Hagyard, Woodford, Park, etc.) coming down to you?

                                    I'm in Richmond and I use Park. Hagyard will come down, for a price. A big price. I called in a big favor once and had R&R come down for a wound problem (hadn't found Park yet). I use Rob Spencer for farrier...he does podiatry work for Woodford too.

                                    We looked at a house in Harrodsburg when we first moved here. It was sold before we could get out to see it (we were in Maryland). County Saddle fitter bought it right out from under us. I think they've sold it now. It's just as well, the house and barn were on a ridge, not much flat or even moderately hilly property and the fencing all needed to be replaced. Ours had three and 4 board fencing in decent shape.

                                    Didn't realize we were going to have a problem with vet and farrier. If I'd known, I would have moved closer to Lexington. But, it's all worked out finally. Now if I could just get broadband.

                                      LOL....we just switched from satellite to a local wireless signal and are soooo much happier! Our address is technically Harrodsburg but we are a good 20-25 minutes away from there on back roads

                                        Oh don't worry about that! My coworker is a TWH & RMH fan and lives near Shelbyville, where there are lots and lots of saddleseat ASB farms, and nary a TWH to be found.

                                        We live in Backyard Heaven and most of the horses near me are used for trail riding or pasture pets, seems like. Also have a problem getting good vet services even though we're within 4 miles of the interstate and Hagyard is probably less than 25 miles away. Sure we can haul to them but that isn't always an option.
                                        We are the lucky ones here with DSL. Paid the extra for Xtreme and it runs almost as fast as my mom's Basic DSL in town .
                                        Still I'm very thankful. Where I used to live the ONLY option was dialup - the terrain was too rugged for line of sight so no cell service, and even Dish TV was a crapshoot unless you had enough angle of southern exposure. And don't get me started about housing prices and traffic!
