    Default One Step Closer to the Farm

    So the appraisal came back, was not nearly as high as we thought (considering how high the other place appraised for). But...it was high enough to make the sales price a go! We are aiming to close mid to end of February. We are told that end of Feb/early March they can put the shell of my barn in. I'm building a 36 X 84 foot barn with 8 foot overhang on each side for shelter. Four dutch doors on one side so four stalls will have 20 X 24 foot paddocks. There will be 14 10 X 12 stalls, a 10 X 14 tack room and 10 X 14 area for entry and our breeding stocks. Estimate for the shell came back at 23,700. I was excited! Now stalls we will build with friends and fill/excavating on top of that.

    We already have a 12 X 12 cement slaughter house that will be our feed room located half way between both barns. We have it all planned where the sacrifice areas will be, there will be six little ones and then three larger pastures so horses that need grass will get it. Plus an area for riding, I think we are making it 70 X 120 or 150, not sure, doesn't have to be huge, I can ride in the fields for big, just big enough for up down lessons.

    It's all becoming real and so exciting. It will be so easy to raise the appraisal value on this property. So maybe good it came in low.

    We had a 75x150 outdoor (had to demolish it to have room to build our indoor) arena. Ours was not crowned;
    it sloped 2' from one end to the other. You did not notice the slope when riding, but it was enough to nicely drain after rain.
