Has anyone done this? I would like an indoor at some point, but I'm thinking that instead of building a house and a barn and waiting on the indoor, maybe I can use the house/barn money to build an indoor arena with stalls and an apartment in it. From what I gather regarding indoor pricing, it's the width that makes it more expensive. So my thought is to add to the length a bit, but 4-6 stalls and tack room, wash stalls, and feed room on one "short" end, and an apartment on the other short end. This would be a private facility, so I'm not super worried about people riding in the indoor and disturbing me in my apartment in the evenings.

A place I boarded at had an apartment (open floor plan w/full kitchen, BR, & bath) above the arena.
The LR overlooked the indoor and served as the viewing room - full wall of windows.
Visiting clinicians used the BR.
If you can get plans approved, permits issued and your insurance doesn't have a problem with coverage, I say Go For It!
