What is says.
Browsing the actual Mare Share thread doesn't give insight, so what could one expect to pay for in an on-property lease, i.e. where the mare stays with the owner?

I think many are available for cost of upkeep plus breeding expenses. It depends on the mare though and some owners might expect a fee for her use in addition. Of course location can make a difference in the board as well as vet expenses.
You could put what you are looking for on the Mare Share thread. I think there are several breeders with open mares who would be interested.

I would also say, upkeep + breeding expenses. Unless it is for a very special mare, which might command an actual lease fee...

There was a mare on w-f-s which caught my eye, she is being offered in a lease situation like you are discussing here. It turns out the owner has a couple of mares with the same deal: $2500, mare stays on their farm, and the price includes board and all non-breeding-related expenses (vet & farrier), plus 3 months board on the foal. The person leasing would be responsible for stud fees and breeding related expenses.
I don't know if that's the "norm", but thought I'd throw it out there as food for thought...
But as more food for thought, I've had mares offered to me at no expense (except breeding related expenses), just so they don't sit open for a season.
Who knows what to think! I think the economy is at the heart of it all. I'm seeing all sorts of outside-the-box thinking which we never saw until last year, really.

RiverOaks, the lease situation you are describing is what prompted me to ask regarding any old style mares and them staying with the owner. I would think it could be worked out as a win/win for both parties....
